Wichita's supply of homes for sale is currently lower than the national average. The small offering of homes on the market means that inventories are selling FAST. Homes in the highly sought after Goddard school district are no exception. The most in demand homes right now are priced in the $150 000 to $250 000 range.
Home Prices are Up
Due to the low inventory of homes for sale, Wichita buyers are hungry for houses. This is great news for sellers. According to a report by the The WSU Center for Real Estate, home prices will continue to rise in Wichita. They predict a 4.6 percent gain in 2019, which would make for a total appreciation of 16.4 percent since 2013 on average. West side home owners will benefit from home price increases, as west side property, especially the Goddard school district, continues to increase in popularity.
Goddard School District sells
The Goddard school district has a stellar reputation and parents looking to buy houses have noticed. Homes in the Goddard school district are flying off the market and part of the reason could be due to the desirable school zone. Goddard schools rate extremely well on Great School's website, with some of them even scoring an impressive 10/10 rating. The school zone is becoming even more desirable to new families with their recent improvements. The district has been working on building storm shelters in nine schools of its schools. These will be in the form of classroom wings, libraries, cafeteria additions or multipurpose rooms.
sUMMER is the Best TIME to sell your home for more
Whether you live in Goddard or not, according to Zillow, Nationwide, the best time to sell your home for the highest price is in the month of May. They also state that summer months are a good time to sell, so if you weren't quite ready to list in May, summer is still a good time to list your property.

Not only will your curb appeal be at its best, but buyers are also at their peak at this time of the year. Summer vacation begins on May 16th for the Goddard School District, and May 24th for the Wichita School District, so you can expect buyer activity to soar in May, and continue into the Summer Vacation months of June, July, and August.
