5 Steps to determining your most Accurate home value
There are many factors that go into finding the value of your home. When creating your market analysis, I will work on 5 main points to come up with the most accurate value of your home. Of course, when listing your home, you will ultimately decide what price you feel comfortable selling your home for. The goal of the market analysis is to give you an better idea of your homes value. The 5 steps to determining your Wichita and surrounding area's home's value are:
1.) ASSESS ORIGINAL LISTING IF AVAILABLE:
If your home has been recently listed, I will carefully look at the listing to see where we can improve on the marketing and staging of your home. This will also help me determine the age, size, and any upgrades you have done to your property.
2.) ASSESS NEIGHBORHOOD
I will look at the neighborhood and surrounding area carefully for amenities. With over 19 years of experience in real estate, I have sold countless homes in all areas of Wichita, and can help you market the best features of your neighborhood

3.) CREATE A CMA FOR YOUR HOME
I will evaluate other listings that have sold, expired, in your neighborhood within the last six months. I will also compare listings that are still active and pending in your area. These listings will be similar in size, features, and amenities to your home.
Comparable homes will have the same number of bedrooms and bathrooms as this is one of the most important features when it comes to valuing your home.
I will compare homes that are approximately the same size as yours. Usually they will be within about 300 square feet of your home.
I will only evaluate homes that are in your specific area, because your area affects your value.
Homes that I evaluate will be in the same, or close to the same school zone as yours. School zones can effect value, as a more desirable school zone can increase price.
The lot size of your home will be similar to the other homes that I compare it to. Homes with acreage, and larger lots usually sell for more.
I will compare you home to other homes that are a similar age to yours. Often newer homes get the highest value, but sometimes, an updated older home can bring great value especially if it has antique features.
I will try to find comparable properties with similar features to your home. For example, in ground pools, lake front or golf course properties.
4.) CREATE A PRICE PER SQUARE FOOT ESTIMATE FOR YOUR HOME
Using the data I have collected, I will come up with an approximate price per square foot your home. This number will give me a good idea of the value of your home when multiplied by the total finished square footage of your home.
5.) EVALUATE YOUR HOME IN PERSON
After I have done all the above research, I will visit your home in person to evaluate it's condition and any key upgrades and features that may change it's value.
